Thank you for your interest in renting our apartment in Gunnison, Colorado. Please complete this application — it should take about 10–15 minutes. There is no application fee. If we move forward, you’ll complete tenant screening directly through TransUnion SmartMove (about $25–$45, paid to TransUnion). We will not collect or store your Social Security number.

Colorado law (HB23-1099, C.R.S. § 38-12-904) limits what landlords may ask. We do not ask about arrests at all, and criminal-conviction questions are limited to the past 5 years (with statutory exceptions noted below).

Truthfulness Certification. I certify that all information provided in this application is true, complete, and accurate to the best of my knowledge. I understand that any misrepresentation, omission, or falsification of information on this application is grounds for rejection of this application or, if discovered after tenancy has begun, immediate termination of the rental agreement. I authorize the landlord to verify any information contained in this application, including contacting employers, prior landlords, and personal references.

Tenant Screening Authorization. By submitting this application, I expressly authorize the landlord to invite me to complete tenant screening through TransUnion SmartMove (or an equivalent consumer-reporting agency). I understand that the landlord will not collect my Social Security number; TransUnion SmartMove collects identifying information directly and securely. The tenant-screening fee (if any) is paid by me directly to the screening provider. No application fee is charged by the landlord. This authorization is made pursuant to the Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.) and constitutes a permissible purpose for obtaining a consumer report.

Fair Housing Notice. The landlord does not discriminate in the rental of housing on the basis of race, color, national origin, religion, sex, gender identity, gender expression, sexual orientation, familial status, disability, marital status, ancestry, creed, veteran or military status, or source of income. This notice is provided in accordance with the Federal Fair Housing Act (42 U.S.C. § 3604) and the Colorado Anti-Discrimination Act (C.R.S. § 24-34-502). If you believe you have been subjected to housing discrimination, you may file a complaint with the Colorado Civil Rights Division at ccrd.colorado.gov or (303) 894-2997, or with HUD at hud.gov/fairhousing or (800) 669-9777.

Application Fee. There is no rental application fee charged by the landlord. If you are selected to proceed, the landlord will provide a link to complete tenant screening through TransUnion SmartMove. The screening fee is paid directly by you to TransUnion (currently approximately $25–$45 depending on the screening package selected). This arrangement complies with the Colorado Rental Application Fairness Act (C.R.S. § 38-12-901 et seq.), which limits landlord application fees to the actual cost of processing.

Electronic Signature. By typing my full legal name in the signature field below, I acknowledge that my typed name constitutes my electronic signature on this application, with the same legal effect as a handwritten signature. I confirm that I have read, understood, and agree to all statements in this application including the truthfulness certification, screening consent, and fair housing notice. I understand that submitting this application does not create a rental agreement or guarantee tenancy.
